Free Resort Night Certificate - Room Rate Only?

I'm not familiar with this type of certificate - I don't even have one in hand, I only have the T&Cs associated with the promotion that issues them. While last years version of the promotion makes reference to availability limits and blackout periods, this one doesn't mention them at all, though I was unsurprised to have multiple Hyatt reps tell me certain dates weren't available at the resort I called about.

In any event, I'm confused as to what they cover - the terms are clear that the certificates cover "room rate only" and that it doesn't cover taxes or any applicable deposits. Again, I found it strange that the terms don't mention resort fees (they are Resort only certs) but would expect to pay them. What I don't understand is how much they could/would charge in the way of taxes. Taxes on $0? On the resort fee? On the going rate at time of booking? At rack rate? I've received different answers from different Hyatt reps, and figured I'd turn to you guys.

Anyone have any experience with Hyatt free night certificates that specifically state "room rate only, does not include taxes"? I'm somewhat afraid that between the resort fee and taxes on an unknown amount, I'll still be paying quite a lot per night. Many thanks to anyone who can weigh in.
