Yes, it will be pretty tight. But then spending a lot of time in the room would be a waste.

I can see allowing it on points does keep another room available for sale (being points or cash). Personally, I'd opt for a roomette to go along with the bedroom (especially if it's in the same car). Nice to have a quiet place to sit when needing room to move around in the bedroom.
