I am an old man who had an office in Dallas for years (until 2 years ago) and if I were your age there is no place I would rather live. The neighborhood is young and vibrant as is the city. When I got out of school almost a hundred years ago I moved to Buckhead in Atlanta and it was a great time and place to be. Every time I go in your neighborhood it reminds me of my youth and I think what a great place it would be to live. Work hard, make some money and move to Highland Park or the Park Cities ( or win the Powerball).
Appreciate your input on the area. I figure I have a few more youthful years in me where I can still tolerate weekend pool party noise, 3AM fire alarms, and difficult parking situations. After I've had enough of all that I'll head for greener pastures
