Hmmm If u r thinking of remote location like Commerial Road then you should equally consider H I Wembley at 10k/night
10min 1km walk to Wembley Park and then 20min tube to Baker Street etc, and hotels bar & restaurant are ok.

after that hi/hie are mostly 30/35k in London so commercial road is good value at 20k. A few others are good value at lower than 30k too
