As a credit card point accruer, I see HH Key Largo as a better point value than the Hyatt Place. 40K HH points "cost" me about $12K spend on a Hilton credit card. The Hyatt Place would cost me $15K spend on Chase Sapphire preferred. So my choice for point redemption would be Hilton in this case, not to mention the beach vs. no beach advantage.
