We stayed at the Estia Chiang Mai several weeks ago. Rooms were clean, pool looked nice, and the property sits smack in the middle of the old city. Half a block south of a little pop-up street food area with delicious khao soi and half a block north of the main east-west street, Rachadamnoen, that hosts the weekend walking market. I think we paid ~US$40/nt.
