Top suites invariably have high rack rates. They do occasionally sell suites like that at full price to money-no-object guests, as well as to companies who want to use the suite for a party or event, etc. Having a "very expensive" top suite is also good for publicity. In reality, however, rates of top suites are highly negotiable. I would never pay more than a fraction - perhaps one third - of the rack rate for such a suite.

Even then I would have a hard time paying several thousand a night for any Tokyo accommodation. I could have suites and villas at many of the best resorts in the world for substantially less than the rack rate of the "sky suite"

However, if you love views of Tokyo bay, and enjoy seeing the airplanes taking off and landing at HND, then the Sky Suite is for you. It has an amazing view.
