The Britannia guesthouse is within the Old City walls/moat, close to many restaurant options, 10 mins walk to Tha Pae gate, easy to catch songtaew or tuk tuk from the location.

The Super Executive room has a/c, double bed, safe, coffee/tea/kettle, very good wifi (included), bottled water (included), TV and is 800 thb/night. (Not a lot of English language TV channels, though.)

Owned by a Kiwi man and his Thai wife, they speak English and Thai fluently and are very helpful. They run a tight ship so it's a quiet place to stay too. I've stayed there twice and would do so again.
