All but #5 are relatively easy. Being a Platinum, I already get breakfast at my preferred IHG hotels. Thus task #5 simply forces shrewd elite members to pay for a perk that quality IHG properties already provide!

The differential between the APR and 1k points rate + breakfast rate is typically $40+ per night + tax (just checked a few of my favorite hotels, one was an extra $42 per night, another $40, while a third did not offer such a rate).

Hardly worth pursuing given the added cost per night on four required stays only at IHG hotels offering such rates.
