Suite availability really doesn't matter for using the free night certificate. You need the Fairmont Room to use the free night. Then you can use the upgrade cert for the suite (assuming it's the right type of suite). But you can't bypass the first step.
Except that the Kea Lani is an all-suite property.
So the OP would indeed need to look for availability for a Fairmont Suite.
