Orbitz Hotel Cancellation: what do these codes mean?

I'm looking at booking a hotel via orbitz.com but simply can't understand what the cancellation terms are:

CXL: CXL-MODIFY BY 1 DAY PRIOR
TO ARRIVAL-FEE 1 NIGHT-INCL
TAX-FEES- CXL BY 4PM HTL TIME
DAY OF ARRIVAL TO AVOID 1NT PLUS
TAX FEE

This is exactly the way it's displayed but I think the line breaks are arbitrary.

I think I can fill in all the abbreviations, but this doesn't make it any clearer:

Quote:

Cancellation: Cancel or modify by 1 day prior to arrival.
Fee: 1 night including tax fees.
Cancel by 4pm hotel time day of arrival to avoid 1 night plus tax fee

Any ideas? I have to pay 1 night fee for canceling if I cancel 1 day prior to arrival, and I have to pay 1 night fee if I cancel after 4 pm hotel time on the day of arrival. So cancellations are only free if done between one day prior to arrival and 4 pm on the day of arrival?
