Different systems. What a property is willing to sell for through a bulk distributor is not the same as what it is willing to sell to a walk-in. 99.9% of walk-ins will pay what is quoted because it's late, they just want a room and want to get to sleep.

Mobile apps are just another part of supply & demand. The channel you choose to use will affect price.

Not sure why you think the FD clerk "lied".
