Thanks for the quick respond. We consider the Courtyard, but they charge parking fee. We will have our rental with us on the 1-night stay. We will arrive after 11pm and hence we can't return the car then (we want to return when there is someone at the location). 10K Marriott was very attractive.

Do you mind to share more detail on why you pick Courtyard over Holiday Inn? I am Gold with Marriott and Platinum with IHG -- not sure if it even matter.
