Additionally, rollover nights only carry over one year.

One thing to consider is that PE earns an additional 25% in MR points, meaning if OP earns 160,000 points in a year (roughly $16,000 spend, depending on hotel, credit card, etc) it's break even. Even with less spend, you're still offsetting the cost somewhat.
