A couple of extra thoughts....

If the OP has the Chase card, a 10% rebate of the points cost will be returned for the booking.

If booking a Qualifying rate (the OP did not mention what a qualifying rate would be for the date), one can also consider the points earned with the Chase card, base points plus bonus points earned, the rebate earned through a cashback site (if used), and the possible points for completing promos.

These calculations can get complicated....IMO (if the OP is Platinum w/ a Chase card) I would use points, pay for the upgrade, and confirm/pay for everything with the Chase card.
