Just an update:

Went to marriott.com where it shows "Included" for service fee (but not for resort fee, which is fine). On mobile app you cant see this, so I had to go on my laptop. Perhaps it would be good enhancement to see rates for already booked reservations on mobile app.

Called front desk who said points only covered the rate and taxes not resort or service fee.

Sent screenshot to front desk and waiting for response.
