I tried this with a Marriott property (Residence Inn) when I knew would be in a location for 4 nights 2-3 weeks a month for about 4 months. The property was built in a less than built-out commercial area so it was never at close to max occupancy- in fact I was getting it on Priceline for about 40/night with some regularity.
I approached the property manager about it since if they were willing to put it up on PL for 40 (and only get a cut of that 40), they should be willing to deal. I offered something north of the 40, but they eventually came back indicating they would not even give a counteroffer.
Interesting given the lower occupancy of the property and the Priceline rate that they weren't willing to lock something in.
