How do they compete with a somewhat dated no name property next to a freeway?
The interiors may be dated, but don't expect the Irvine Company to leave it that way... They will dump a bunch of money into it and make it really nice. Look at all of the Class A office buildings they own, the apartments, and the shopping centers. They keep things in great shape and remodel/upgrade before they become dated.
I am still wondering how they will position this against all of the other chains.
During the .com bubble, there was supposed to be a Ritz-Carlton built across the freeway from the Hyatt. So they may try to go that luxury route to differentiate themselves (and it's what their experience is operating those other properties).
