Correct. But the upgrade is only good for a maximum of four nights, so you would have to pay another 3,000 points to upgrade for the fifth night.

I assume you mean "cash upgrade option"? Possibly, but it depends on the hotel, so you will have to contact them directly.

The hotel website doesn't explicitly state this, so odds are the answer is No, but that's also something that you should ask the hotel about directly.
