I know! I think a lot has to do with what's going on at Vanderbilt. My mom and I were visiting Nashville last month over move-in weekend at Vanderbilt and hotel prices, especially those at the Hilton, were ridiculously expensive. I ended using points to stay at the Hotel Indigo downtown. Unless you're working downtown, I see no benefit to staying downtown. It's a rather dull city with a bothersome homeless population downtown. I was very happy to leave. The two saving graces were Jeni's and the Belcourt, neither of which are downtown.
