Even with those negatives its still a high quality property for food and beverage and accommodations overall.
I am going to be looking into other properties in the future and only dining there something that in this property makes it one of the best in the world even without a stay.
The baking quality alone puts in a world class league of its own

Many thanks for this detailed and very helpful answer. I indeed opted for the Club Room in the end and am glad I did. I didn't want to pay for breakfast anyway and since I'll be very often walking the whole day, I think the evening small meal at the Club Lounge will be much appreciated.

I'll be in Tokyo for a week and the first 4 nights will be spent at the Capitol Hotel Tokyu where I scored an incredible 125€ per night rate (excl. taxes) thanks to a corporate rate.
