Both hotels are nice, recently renovated. I would vote for the Marriott since it's in a good area to take in the city just by walking- restaurants, new Klyde Warren Park, and as you mentioned, the Arts District. The Ren is not in a great area overall and you'll have to drive to anything.
Marriott is great if taking Dart to the state fair- the Arts District station is right there and it's about 3 stops to Fair Park. The Ren would be a 1/2 mile to the Trinity Railway station and then a transfer to the Dart line.
Assuming of course that you're referring to the Ren on Stemmons near downtown, and not the Ren northeast of the city in Richardson. The Richardson location is accessbile to Dart, but also is very isolated from activity.
