These rates are negotiated rates between the properties and the card issuer running the program. Often the rates will be the same as the best available, non restricted, rate available directly from the property, but sometimes they will actually be higher.

But you will almost always get a better rate directly from the property if you book an advance purchase, non refundable, rate, a rate with a group discount (such as a AAA), or even special rates that are run by the properties themselves (i.e. limited time sales, rates available only to members of the loyalty program, etc.)

In most cases, properties will not match rates.
