Is the room type the same? Often a free night award books into the most basic room type at a property. If it's not available, then it quotes you a higher rate.
The lower rate you see when doing a standard search may be for another room type that is normally slightly more expensive but in this case is cheaper because it still has availability.
I confirm it's the basic standard 2 double bed room. Can't go any cheaper than that room.
Don't know why it won't be available for Award.
