"Among the active J-REITs was
Japan Prime Realty REIT, which in February acquired the 11,034
square-meter site of the Otemachi 1-6 Project in Chiyoda Ward,
Tokyo. The site is subject to a 70-year lease for the development
of a landmark project which will comprise a large office and
hotel complex with GFA of 198,000 square meters over 38 stories
above ground and six stories below. Completion is slated for April
2014 and Mizuho Financial Group will occupy the office floors.
Aman Resorts Group will open ‘AMAN Tokyo,’ a luxury hotel,
on the upper six floors.
The seller was an SPC related to Tokyo
Tatemono, sponsor of Japan Prime Realty REIT, and Taisei. The
reported purchase price of JPY 36 billion equates to an estimated
NOI cap rate of 3.6%, and the leasehold terms providing for
3-yearly rent reviews."
