We are also planning a trip to Italy, ours is this June. For Rome, we looked at the chains that we have points with, but the issues were either that the hotel was too expensive (we need 2 rooms with our teenage kids along), or the location wasn't central to the sights. We decided on an apartment, after many hours of research. We are paying ~$1000 USD for 7 nights. We'll have a kitchen, and we're close to Campo de' Fiori, so it's centrally located for walking to most of the sights.
If you look at a map of Rome, you want to be staying (in my opinion) west of the Colosseum and east of the Tiber.
