FWIW...I only use my upgrade certs at select hotels that I KNOW will give me...not just an "upgraded" room...but a much nicer room or actual 1br suite. I do not waste them at standard regency hotels or where the rooms are basic / plain.
I wasn't too impressed with my Diamond confirmed suite upgrade for one night at the Andaz Napa. It was a genuine suite IMO, but tucked into a corner of the building with not much natural light. The living room wasn't much larger than the sofa. The bedroom had a king bed and a large desk/counter, including the minibar. The bathroom was nice but nothing special.

After I checked out, they kindly charged me for breakfast.
