I too appreciate your undertaking this exercise, but agree that the rack rate is misleading. Perhaps take check the rates actually being charged for reservations on a given date(s), and calculate that way?
Thanks. Ideally I'd like to do a much more comprehensive survey across various rate codes, and just release all of the data for the community to help make sense of it
