It's interesting, but using the rack rate is a pretty poor metric since it often has little to no relationship (other than a general upward trend) to the actual rates a normal person would book.
The Westin Phoenix in reality is probably one of the worst redemption options in its category because it is usually pretty cheap and never anywhere close to $1000.
Still the effort is appreciated and it can provide some idea as to what a more valuable property might be.
