Part of the reason Costco can negotiate such a good rate is because they eliminate the points. Points cost the property money...
I don't belive the cost of points contribute meaningfully to rates.
If that was the case then non-point earning rates would be $10-20/nt cheaper, not $100-200 cheaper as it stands now. And costco packages often include extras such as breakfasts, resort credits, category upgrades etc...
