The Good
The front desk staff is FANTASTIC (among the best I've experienced) and they do their best to accommodate Diamond members, even though there aren't many suites. No club lounge, but the breakfast in the restaurant is comp'd. I rarely eat it, mostly because I'm usually in a rush in the AM, but have found it to be pretty good in the past. The internet speed at the hotel is also very good (around 7-10 meg/sec) and is another key reason I stay there.
The Bad
The quality of the hotel is not so hot. While the rooms were renovated a few years ago (carpeting, bed & tv) the hotel should have opted for a major renovation. Many of the rooms have really weird shapes (in some rooms, the tvs are 10 feet away from the bed, and on an angle) and the heating & A/C system is prehistoric. They also don't have any true HD channels (a pet peeve of mine, if a hotel offers HD tvs). Until a few months ago, they also didn't offer parking at the hotel. They now offer valet for $20 a night, however there is a covered garage owned by the city across the street, where the rate is $8. (A co-worker of mine had a window shattered & Hertz Neverlost stolen from his rental car in the garage--so be sure not to leave anything visible in the car.) I don't mean to suggest the area is dangerous, however there isn't much going on nearby the hotel, except for a strip of college-type bars about two blocks away.
Overall
I like this hotel mostly because of the staff, many of whom I've come to know on a first-name basis. That, combined with the hotel's fast internet, my low corporate rate & need to accumulate stays to maintain Diamond status are the primary reasons why I stay there, despite the problems with the physical hotel. I'd say that if you don't need the Hyatt stay, or if it's out of the way, I wouldn't seek the hotel out--but if you visit, know that you'll be taken care of.
Stayed here last night, and I find your comments to be pretty much spot on.... I wanted to add a little as an update...
PROS:
Staff is very friendly and accommodating. No complaints here.
EB Greens was great.
Was upgraded to an Executive King - large funky shaped room.
Rate was dirt cheap. $67 ish prepay Hyatt.com rate

CONS:
PARKING was horrible. Tried to valet, but they were not moving cars in /out fast enough, so was basically a clusterf..... Parking at the surface lot would have been $15 per night. The garage across from Bank of America caddy corner the hotel was $5 for the night, but with a walk with luggage.... Thankfully, I travel light.
Breakfast buffet is limited, but is comp for Diamonds. I was charged for the tip.
Room pref. Of high floor not honored, had a 4th floor roof view.
Amenity beer was delivered without ice.....
Rooms seem dark and uncomfortable despite the "renovation". Reminds me of an old Crowne Plaza.
Party i the room above me and people screaming in the hallway did not make for sound sleeping..(not really the hotel's fault)
I would think twice before staying here again, though I will say, I felt much better after speaking to a manager at departure.
A Hyatt Place or Hyatt House at the airport would be nice. I may also try the Embassy Suites next time.....
