Wow! That's close to 400 USD for the rate. Which I would never spend on a hotel room. I'm somewhat surprised that it a 30K point hotel and not a 40K one. Do yourself a further favor and pay the points & cash rate. Reducing the points required by 10K for only $60 makes it even a better deal.
