The search results you find from
http://www.kayak.com/hotels is the information we get from all the hotel suppliers we search. Our results in general should be the same as you could find by searching each site in aggregate. (We often find a room available for a hotel that you can't find on the hotel's own website, or on one specific agency site, due to us finding availability data across so many sites.)
If you ever find hotel info which is not accurate, please report it at
http://www.kayak.com/feedback/form with as much details as possible, and I (or another engineer) will look into it and get back to you.

However, I've found time and time again that kayak doesn't update its availability data frequently enough. If you are searching far in advance of a stay, it probably won't make much of a difference. But if you need a room at short notice, in just a few days, you will find plenty of rooms advertised as available on kayak that are no longer available when you contact the hotel (or access the hotel's reservations webpage).
I can understand kayak's information being as much as 24 hours behind -- but to see the same rooms being advertised on kayak as still available when they've been keyed as unavailable on the hotel's site (and on other hotels search sites' webpages) for days is unacceptable.
