Which is not always set by the individual property. When I worked night audit at the Irvine Marriott, we would have to submit our RevPar numbers nightly to the regional Revenue Management Office who would handle the Revenue Management for many of the local properties. Which is why a lot of the properties (Irvine, Newport Suites, Newport Beach, etc) would have the same or similar rates.
