It never occurred to me that this "new" property would be anything but a CAT 4. That certainly doesn't mean I would EVER redeem 10K a night to stay here, though. Previous poster (VPescado) is correct in stating that after an 8-12 month timeframe, we could well see this property settle into a CAT3. However, don't underestimate the marketing pull that the *wood network has on many travellers. Indeed, *wood can put a Westin hotel of equal or lesser quality in an equal or lesser location even in a city like LAS and be wildly successful. I'm betting that anyone who is reading this (since you're spending time on FT!!!) has spent more than his/her fare share of nights at crappy 4 Pts or Sheratons way across town just to get the upgrade or bonus SPG points. The system works.
If they play their cards right, they might just stay 90% occupancy and sellouts every weekend. Remember, this is NOT a large scale property.
