I'm sure there are multiple offers, as you mention. Usually the language of the T&C's or the offer itself is as clear. For example, the current offer at Coconut Point says...
"Book our Sunshine on Sale offer and enjoy the 4th night free at the Hyatt Regency Coconut Point Resort & Spa"
Clearly here the 4th night is free, regardless of what the rates of the other 3 were. I think in most of the cases I've seen the last night is the one removed at checkout.
