So what they deduct at checkout is the last night, regardless of whether it was the most or least expensive. In my experience you do not get stay credit for the free night, but I have seen it happen.
Although you are correct about the offer at the Chesapeake property, there are multiple Sunshine On Sale offers, and they vary. At the property I am considering, it is quite clear that one must purchase 3 nights, and then get one free. Dates for the promotion also vary by location.
