For me, I think it's that the Fairfields are somewhat older in general, resulting in some shabby buildings.
I believe most of Hampton's original properties have been torn down or simply left the HH system. So the Hamptons I see tend to be a bit newer and cleaner.
I don't think old hotels necessarily have to be dirtier or shabbier than new ones, but in this roadside motel category that's what seems to happen more often than not... Of course there are exceptions...
