In answer to your question then, it's my belief that Marriott is the most consistent of those things which matter to me. It is a major reason I've chosen to be pretty much loyal to the brand over the years. We will start with the bed and bedding. They tend to use the same bed quality throughout the brand, especially Courtyards. I know that I will most likely get a sleep closest to what I experience at home, and that is important. They also do a good job ensuring I know what I can expect with a normal check-in and check-out. Staff in the vast majority of locations I've visited (there are exceptions but they are few) have demonstrated a high level of competence when it comes to making me feel welcome, and personalizing my stay with them. Believe me when I say there are other hotels I dread going to for the first time because past experience has taught me that I can't bank on corporate expectations. The few times I've had to stay at a Comfort Suites I can say no hotel was similar to any other in the chain, and every now and then I find myself going to some remote location where they are the only player in town. I appreciate the fact that I normally can expect the same level of experience across settings and Marriott properties has come the closest to meeting those expectations.
