I was at the Keauhou property last week for two nights before heading to the FS Hualalai (thank goodness I didn't do the reverse).
I know the hotel has financial difficulties, and the staff is very nice and they do try - but the rooms are horrible even post renovation. A new coating of paint on a gross wooden wall does not make a renovation. Nor do new carpets and flat screen TVs when the same furniture remains.
We were treated great, received ocean view upgrades as with our Kama'aina package (hotel was sold out due to conferences), but the in-room experience was very poor. Noise traveled freely between the rooms.
If you need to be in Kona or points south, or need points/stay credit or a free room, the hotel is still an OK choice - but they are in serious need of investment to do the correct renovations, overhaul the rooms, upgrade the sound proofing and replace the furniture.
