Would you build a new hotel property and what brand?

Here is question for the experienced SPG customers:

We are working on a project to examine developing a new greenfield property in a 60,000+ person market with seasonal variations. Right now, based on a visit to a Golden Tulip in the Netherlands, the concept is a five star or 'four-plus' property which is co-located with a business, family or suite hotel, with food and beverage run from the main hotel and limited service on the other side. The location would then share parking and basic infrastructure and would be in a park-like setting within walking distance of city center.

The area has during peak enough demand to fill any room, but in the low seasons there would be some long-term monthly room rentals to keep the doors open.

So to the question: what brand or brands would you see as fitting such a concept? There are no major brands currently in place!

Our assumption is a Hyatt-type property with the limited-service offering also from the same group.

Due to how this question is framed, it is appearing in several hotel forums in order to get the input of loyalists from each brand.
