I have stayed there, you will be fine, especially since you will not be expecting too much!
Seriously, it is one of my favorites and you cannot beat the price for a DC area HI or Hotel even. It is right off the beltway and the management was nice. I have driven looking for food in the area and within a few miles the area was questionable but again you will be fine with the property. Go for it!
