I rent houses all over the U.S. at least twice a year and never had such an experience before.

How should I handle this situation, particularly since I strongly believe they are planning on keeping our deposit.

I used to live in California, and if I recall by state law Landlords are required to give 24 hours notice before entering the apartment except in cases of eviction and emergency. This notice can be in writing or verbal. If they do not, they are liable because they are in violation of the law.

Private landlords are guilty of violating this more than corporate ones, and I usually take it as a sign that the landlord does not have a license and is not reporting the income to the IRS. You can find out if they have a license and declared the property a rental property by going to your county recorders website or office.

My advice would be to tell the landlord you now want notice remind them of the law, and to set up spy cams in the event that you need evidence.
