this is the case at all four of the scottish hixs that we've experienced, though edinburgh royal mile has scotch pancakes too. all have virtually-identical, small, new-looking, clean rooms.
hix ayr is poorly-located in a business park, with nothing nearby. there is a bus service to both prestwick airport and ayr, but u really need to price in a taxi (about £6) because of the location.
hix aberdeen exhibition centre also has little nearby, except the exhibition centre and a full-service holiday inn (with restaurant). there is no city bus service on sundays. we received a platinum box of snack bars and herbal teas.
hix dundee is in the city centre. if i recall correctly, it just about has a river view. the nearby hilton is cheaper in hilton's current 50% sale.
hix edinburgh royal mile (address is NOT royal mile!) is reasonably-located for the tourist, though google maps isn't aware that cowgate goes under south bridge and doesn't connect directly to it! there is a dry cleaner called kleen nearby that will also accept a bag of laundry for £10 to £12 (ask reception). we received a platinum bottle of water.
hix aberdeen exhibition centre (from £19.50 per night) and hix edinburgh royal mile (£39.50 upward, varies a lot) are usually available on a 2-4-1 rate if u book 2 nights at a time.
