beachfront, tennis, no residences
- FS palm beach 210 rooms (2 tennis, 11K ft2 spa)
- RC palm beach 270 rooms (3 tennis, 42K ft2 spa)

(RC naples & key biscayne = 450 rooms = 50% larger than acqualina)
(breakers = 540 rooms + 48 apartments + "ocean" members/children)
