Thank you BeantownFlyer and FParker for your quick replies! I am hoping more will join in here.

First off, do you know of any other boards which would give me more responses on Marriott Vacation Club? They would probably have to be outside of FlyerTalk.

Beantownflyer, I am almost embarrassed to tell you that the price is 49,900 for a guaranteed Christmas week lest you think I am totally nuts for contemplating this deal. Salesman says that this is one of the most desireable positions to be in for trading to other properties.

You are right about maid service, this may drive me (I'm a neat freak) crazy in the long run. You are right on about the maintanance fee.

It is a 2 bedroom and very spacious unit. We would have the ability to lock off the second bedroom and trade it for a second week at any other property in the Marriott or II systems. As FParker says, you can also not use the whole deal in a year and gain 200,000 Marriott points in one year. This is one of the only properties in M VAcation Club that allows such a generous point trade off per year supposedly because holiday season at Park City is so hot and the way the area is growing.

Salesman's other big pitch is that this is a forever thing that can be passed on to my children, etc. So, we are basically looking at two weeks of luxury stay per year (for the 700 you mentioned plus a few small add on fees). I don't know about you, but I would never spend $500-700 a night for such accomodations, tho I would enjoy staying at such a place. (I am actually staying at another nearby Marriott for 239 per night, but it is regular hotel.) I might use M points instead, but then we have the problem of availability as you and I both know that there are limited rooms in the Rewards system. It is unknown to me how difficult it is to trade
if you are an owner.

So, theoretically you have 14 nights at a property that might go for 300 to 700 or more per night.
