P.S. Hyatt website says you need 15000 points for one night redemption in Cat 4 but CSR told me it is 24000 points??? No comprende!

In answer to your question, no I have never had much problem getting FFN awards booked, but I normally do it early, and I always get category 4 properties.
As
water7 said, the Madeleine is one of the 2 Hyatt's in the world you cannot use FFNs at. Your other choice, the Park Hyatt Vendome is probably the most desired hotel in the chain at which to get award stays, so you have to book it far in advance.
