Have redeem both point and FFN awards and they deduct the points and the hotel get electronical notification that you have a reservation and the rate code show that you are on an award stay but have not notice any difference in service. For point reward, it would just show on your GP and -points.

I have a Suite upgrade certificate and when I tried to upgrade a FFN stay at a PH, was told that it needs to be a paid stay so not usable.

Tried to use the suite cert for reservation at an upcoming conference in Atlanta and was told that the coference rate was not upgradable. They offered me another rate which is $20 higher and told me that the suite upgrade would not be guareenteed so plan to use points for upgrade. The suite they offered me is small at 450 sq feet and the room and living area are not completely closed off so you also might want to check out the suite descriptions on the site...
