After I posted I had a long discussion with a senior manager. They are aware of the issues and are tackling them. Such things are not uncommon in new hotels. I was at Strings soon after it became an IC, and that went from being a well run operating hotel rather than a start up like Rialto Melbourne effectively is and I was at IC San Francisco soon after opening. They both had similar issues on opening as ICs. I think the hard product is quite good at Rialto and up to IC standards so I would be prepared to give them a little while longer.
As for Pointsbreak being a sign that they are struggling to fill rooms, that may be the case but and would not be unique in that at the moment. I also recall Strings and SF IC being on the PB list at some point so that may be just a way of expanding the market for a new property. I know Rialto was full last Saturday night so that can't be too bad a sign.
I'll read reports with interest as I will next be in Melbourne in a couple of months.
