I stayed at the Renaissance last October and it was nice. The lounge did stay open on the weekend so there was breakfast and light apps in the evening, water and soda in the fridge was complementary which helps. I think the Plat room upgrade was just an ocean view, but the ocean pretty far so nothing special there. I booked a weekend rate for $125 which was great, so check the cash price before using the 25k points.

Looking at the location of that new Residence Inn, you might be better off at the Renaissance if you want to walk to places. There are quite a few bars and restaurants on the north side of the "bay" so your walk would be further because you need to cross that bridge, but not much difference.
